Timothy Baxter is a seasoned real estate investor, fund manager, and former New Hampshire legislator who leads Baxter Capital Group, LLC with a focus on delivering outsized returns through value-add multifamily acquisitions. As the principal operator, Baxter has overseen the successful repositioning of dozens of properties across New Hampshire, executing refinance events that have returned 100% of investor capital in as little as six months. His portfolio includes standout deals like 111 Walnut Street in Nashua, which achieved a staggering 430% internal rate of return, and 65 Green Street in Somersworth, which produced a 488% IRR—both within two years of acquisition. With over 300 units under management and a total project volume exceeding $27 million, Baxter combines operational discipline with a knack for finding off-market deals and executing swift, profitable turnaround strategies.
Baxter’s background in public service and nonprofit leadership adds a mission-driven dimension to his investment philosophy. He previously served in the New Hampshire House of Representatives and founded Second Chances, a nonprofit that supports individuals recovering from addiction. Sean Dempsey
Sean Dempsey is a seasoned entrepreneur and real estate investor with a strong track record in digital marketing and passive real estate growth. As the President and CEO of Loud Canvas Media (2006–2021), he scaled one of New England’s premier web marketing agencies serving over 1,100 clients. In 2018, he expanded his role to co-lead Industrial Traffic as fractional CIO/CFO, further cementing his leadership in strategic business operations. Alongside his marketing ventures, Sean has been actively building a personal real estate portfolio by acquiring and managing rental properties across New England. His dual expertise in marketing and property investment positions him uniquely to enhance Baxter Capital Group’s growth trajectory and investor engagement.
Joining our team in June 2025, Sean spearheads marketing strategies, investor relations, and deal expansion initiatives. His proven ability to generate consistent income streams through both digital and real estate channels aligns with Baxter Capital Group’s mission of creating sustainable, high-yield opportunities. With hands-on experience in scaling businesses, managing cross-functional teams, and executing strategic acquisitions, Sean brings a blend of entrepreneurial agility and operational excellence that will support the fund’s growth, capital-raising efforts, and brand presence.
